Bruntwood has been creating thriving towns and cities for over 47 years. We are deeply connected with communities we operate in, playing a pivotal role in creating vibrant places and unlocking economic potential. Bruntwood also creates, owns and manages inspiring work environments, delivering everything from individual coworking desks and meeting rooms to fully managed offices in superb locations to help businesses thrive and grow.
In Cheshire East, Bruntwood has invested heavily into the transformation of the Booths Estate and Alderley Park, taking both from closed, single-occupier sites, and opening them up to secure high quality jobs in the local area and wider benefits for the community.
As part of this approach, Bruntwood is committed to a sustainable future. In 2018, we became the UK’s first commercial property company to sign up to the Green Building Council’s Net Zero Carbon Commitment pledge, which aims for new buildings to be net zero by 2030 and older buildings by 2050.
Bruntwood actively collaborates with local partners to bring about real change for communities. This includes ambitious and ground-breaking arts and cultural organisations, in addition to committing a minimum 10% of profits each year to environmental, civic and charitable initiatives through Bruntwood Group and the Oglesby Charitable Trust.
Symphony Park is a new high-quality retirement living concept brought to the market by the best-in-class residential developer and operator Vita Group, which has pioneered award-winning managed residential products across the UK.
At Vita, we’re on a mission to create environments in which people can flourish. As an intelligence driven platform, we’re constantly looking at data and insights in order to inform innovation. Our approach to creating new properties goes far beyond the typical bricks and mortar approach. We look at behaviours, trends, and new technologies to shape and create new products and services. It’s why we’re constantly evolving our product offer to reflect new audiences, new demand, and new ways of thinking.
We’re passionate about helping people thrive. This is encompassed in our values and feeds everything we do from our approach to the people we employ to the way we design our buildings.
Booths Estate extends to 158ha and currently operates as a successful commercial campus with over 2,000 people employed on site and a range of features such as the historic Booths Hall, Locally Protected Mere and Woodland and Safeguarded Land identified for development. The Estate has a range of assets which present opportunities not just to enhance its current function as an important employment site for Knutsford, but to deliver benefits for the community over the long-term. In time, this could also include a transition from conventional farming to regenerative farming practices on the estate.
Our long-term ambition is to apply a regenerative approach to all parts of the Booths Estate masterplan.
This is not just about ‘doing less harm’ it’s about adopting the mindset of leaving it better than you found it.
In essence, a regenerative approach seeks to improve the resources that we use on the estate rather than destroying or depleting them.
An important first step towards a regenerative estate is to deliver high-quality retirement living at Booths Estate. Symphony Park is a new premium retirement living brand being brought to the market by the team from Vita Group. Vita Group is a best-in-class residential developer and operator which has pioneered a range of award-winning managed residential products across the UK.
With ready access to fabulous outdoor space and the amenities of Booths Estate, Symphony Park is keen to build a new retirement living community in part of the safeguarded land to the north west of Booths Hall.
Our consultant’s specialist analysis shows that there is a compelling need for high-quality retirement living accommodation in this part of Cheshire East. Booths Estate provides the opportunity to offer this form of accommodation within the community on safeguarded land that has been identified for future development in the Local Plan.
A retirement community which doesn’t conform to stereotypes, Symphony Park will deliver outstanding, hand-crafted quality apartments, designed around the needs of its residents who are over 65 and want to enjoy a happy and fulfilled life.
Services and amenities of the very highest quality which promote positive wellbeing and engage the resident community.
A dynamic team of well-trained professionals will operate Symphony Park and support the needs of residents, including a Village Manager, Events Manager, and Concierge.
The team’s focus will be on improving the quality of life, health and wellbeing of residents by developing an active and engaging event programme of recreational, learning, cultural, volunteering and other social experiences.
Our team of specialists will work with residents on all aspects of their diet, exercise and mental health. On-site medical consultation rooms will also be provided, staffed by experienced health professionals, with a private GP and Nursing team.
Placed sensitively into the landscape of Booths Park, complementing its surrounding thanks to stunning architecture and beautifully designed gardens and outdoor space. Symphony Park is proposing to offer 180 residential units with a choice of one, two and three bedroom well-appointed apartments.
A high-quality restaurant, bar and coffee lounge will be provided for the exclusive use of residents and their guests, serving high-quality food to eat out or ‘order in’.
Residents’ Wellness Spa complete with pool, fully equipped gym, and exercise studios, alongside luxurious treatment rooms offering massages and beauty treatments, hair salon and nail bar.
We will also take care of residents’ transport needs, by offering a flexible, dedicated, chauffeured electric vehicle service, reducing the need for private car ownership.
A further planning application will be submitted by Bruntwood to provide access to Symphony Park and the wider Estate, improve the visitor arrival experience, and greatly assist our long-term plans to make the estate much more accessible to the community.
Formerly a secure commercial park, Bruntwood has since opened Booths Estate to the public, however, we would like to further transform the Estate into an inviting destination for the local community to benefit from the open green spaces and wealth of natural and historic assets.
The proposed development of Symphony Park will facilitate delivery of our Estate Wide Management Plan for the wider Booths Estate. The Management Plan objectives will deliver important public benefits and enhancement of the Green Belt in line with the National Planning Policy Framework by:
Bruntwood and Symphony Park are preparing planning applications for an integrated retirement community and extended Estate Road that we intend to submit to Cheshire East Council in the New Year.
The delivery of the integrated retirement community will enable and facilitate the establishment of an Estate Wide Management Plan. This will bring improved public access and enhancement of the green belt, helping to transform the Estate into an inviting destination for the local community with new walking and cycling routes, enhanced local landscape and opportunities for recreation and amenity. The Estate Wide Management Plan will also outline the enhanced biodiversity and regenerative farming practices that will be delivered on the Estate as part of the long-term vision.
